Riyadh crosses 45°C most afternoons in June. When a chiller trips in a shopping mall on a day like that, somebody has to be on the roof inside the hour. That somebody is an AC technician, and in Saudi Arabia it is the best-paid manual trade a worker can realistically move into without a degree.
We looked at live vacancies across facilities management companies, MEP contractors, retail service networks and industrial sites. Advertised basic pay for AC technicians runs from about SAR 1,500 for a helper to SAR 4,800 for a chiller and BMS specialist. That top figure beats every other trade we have covered on this site, including electrician and carpenter.
This guide is written for people already inside the Kingdom. If you hold an iqama, or you are a Saudi national looking at a technical trade, everything below applies to you directly. There is no visa process here and no agency talk. It is about what the work pays, what skills move you up the ladder, and which certificate actually gets checked.
One more thing worth saying early. Summer is not just uncomfortable in this trade, it is the money season. June to September is when overtime, callouts and hiring all peak at the same time. We explain exactly how that works, including the midday outdoor ban that shapes the whole summer roster.

Inside Saudi Arabia’s Cooling Industry
Air conditioning in Saudi Arabia is not a comfort product. It is closer to infrastructure. Offices, hospitals, cold stores and mosques depend on cooling that runs almost continuously for eight months a year, and equipment that runs that hard fails in predictable ways.
That is the foundation of the trade. Demand does not come from new buildings alone. It comes from the huge installed base of equipment that already exists and has to be serviced, repaired and eventually replaced.
Four markets under one job title
People talk about AC work as if it were one job. In practice you land in one of four fairly different worlds, and which one you land in decides your salary more than your years of experience do.
- Domestic and retail service. Split and window units, small shops and villas. Lowest pay, easiest entry.
- Facilities management. Package units, VRF and AHUs inside live buildings under a maintenance contract. Steady, mostly indoor work.
- MEP construction. New installation, ducting, piping and commissioning on project sites. Intense, finite, good for learning.
- Industrial and district cooling. Large chillers, cold rooms, process cooling and controls. The best paid corner of the trade.
The NEOM correction
You will read a lot about a hiring boom at NEOM. Be careful with it. Work on The Line is halted until after 2030, the population target has been cut sharply, and contract termination penalties running into tens of billions of riyals are expected across 2026 to 2030.
Parts of NEOM continue, including Oxagon, the green hydrogen complex and the data centre projects. But the deepest pipelines in 2026 sit elsewhere: Diriyah, Expo 2030 in Riyadh, King Salman International Airport, which begins terminal construction this year, and Qiddiya, already open and operating. Awarded packages create jobs. Announcements do not.
Current Demand for AC Technicians
Demand here is unusually stable and unusually seasonal at the same time. Maintenance contracts provide the stability. The weather provides the seasonality.
Most large FM and service companies build headcount before summer rather than during it. Hiring in April for a June peak is normal. By late July the same firms are short-staffed and paying overtime instead of recruiting, which is why April and May are the best months to negotiate a move, and October to December the second window as retrofit projects start.
Where the real shortage sits
There is no shortage of people who can fit a split unit. There is a genuine shortage of technicians who can fault-find a chiller, read a control sequence or hold a conversation with a BMS screen. That gap is where the money is, and it has not closed in years.
Saudization Status: Technician Is Not Engineer
This is the section that causes the most confusion in HVAC, so let us be precise. AC technician is fully open to expatriates. It is not on the professions localised in April 2026, not in the October 2026 second phase, and not covered by the engineering decision.
The engineering rule, and who it actually covers
From 30 June 2026, engineering professions carry a 30 percent Saudization requirement across 46 titles in firms employing five or more engineers, with a SAR 8,000 minimum salary for Saudi engineers and Saudi Council of Engineers accreditation.
Here is the part that matters. That decision attaches to engineer titles on the iqama. It does not attach to technician titles. A mechanical engineer and an HVAC technician can work on the same chiller in the same plant room under completely different rules, because the rules follow the title printed on the iqama, not the work being done.

Where the 2026 waves have landed
The pattern across every localisation decision this year is consistent. The target is white collar work, not manual trades.

Check your iqama, not the job advert. If a company hires you as an HVAC technician but your iqama profession reads as an engineer or as something unrelated, you are exposed to rules never meant for you and you may struggle at renewal. Ask for the profession to match the work, in writing, before you sign.
Types of AC Technician Jobs
Job titles in this trade are used loosely. Two adverts can both say AC technician and describe completely different lives. Read the equipment list, not the title.

Service work or project work
The choice between an FM service contract and an MEP project job shapes your day more than most people expect. Service work is planned rounds plus callouts, mostly indoors, tied to contract renewals. Project work is programme driven, often outdoors, and ends when the building does.
Project sites teach you installation and commissioning quickly. Service contracts teach you one building deeply and tend to keep you in one city for years. Neither is better. They suit different people at different stages.
What the Job Involves Day to Day
The routine changes completely between winter and summer. In the cooler months the work is planned and paperwork heavy. In summer it turns reactive and the phone sets your schedule.
The tasks that fill most of the year
- Planned preventive maintenance visits with a signed job card for every unit
- Coil and filter cleaning, which is far more of the job in a dusty climate than new arrivals expect
- Pressure checks, leak testing and refrigerant recovery before any charge
- Electrical checks on contactors, capacitors, overloads and control wiring
- Belt, bearing and fan checks on AHUs and package units
- Clearing condensate drains, the cause of most ceiling leak complaints
- Logging readings so a trend is spotted before something fails
What actually breaks in Saudi conditions
Fault patterns here are driven by dust and heat, and a technician who understands that diagnoses faster than one working purely from a manual. Blocked condenser coils cause high head pressure trips in summer. Restricted airflow at 45 degrees kills compressors. Flare joints leak where vibration meets heat, and blocked condensate drains bring down ceiling tiles in the humid coastal months.
On chillers the summer problems are flow issues, fouled tubes and sensor drift, which show up as nuisance alarms long before they show up as a breakdown. Reading those alarms properly is what separates a technician from a helper.
Skills That Decide What You Get Paid
Pay in this trade tracks capability closely. It is one of the few manual jobs in the Kingdom where a single provable skill can move your basic salary by a thousand riyals or more.

The soft skills that get people promoted
Supervisors are not chosen for being fastest with a gauge set. They are chosen because a client trusts them inside a building. Clear job cards that explain the fault, the cause and the fix count for more than a perfect repair with no paperwork. Calm behaviour in front of hotel guests or hospital staff wins contract renewals. And safety discipline on permits, isolation and working at height protects a career in a way technical skill never will.
Editor’s tip: If you chase one skill this year, make it chiller work. Ask your supervisor to put you on plant room rounds as a second pair of hands. Six months of logged chiller experience changes what you can ask for at your next contract.
Education, Certification and the Skill Test
There is no degree requirement in this trade and no single national licence an individual AC technician must hold. What exists instead is a set of gates, and it helps to know which one applies to you.

The Skill Verification Programme, explained properly
The programme was launched by the Ministry of Human Resources and Social Development with the Technical and Vocational Training Corporation in March 2021 and became mandatory from July that year. It now covers 1,007 professions across 23 fields and reaches 160 countries after the final expansion phase completed in January 2025.
Air conditioning and refrigeration technician is one of the confirmed trades, alongside electrician, plumber, welder, building carpenter, painter, mason and vehicle mechanic.
The point that matters most for readers already inside the Kingdom is this. The programme runs two tracks. One tests workers in their home country before arrival. The other provides in-country examinations for skilled workers already employed in Saudi Arabia, at certified local centres. You do not need to leave to sit it.

You will also see claims that iqama renewal is now blocked without a valid SVP certificate. It is widely repeated and plausible, but we have not seen it confirmed by a primary source. Treat it as increasingly checked at renewal rather than settled law, and confirm your own status on svp.qiwa.sa.
Three systems people constantly confuse
PACC professional verification is an immigration side check on your qualifications. The Skill Verification Programme is a practical trade test with a certificate. Saudi Council of Engineers registration is a right-to-practise gate for engineer titles only. They are three separate things, and clearing one does not clear another.
For an AC technician, the SVP test is the gate that matters. SCE does not apply unless your iqama says engineer.
Training routes inside the Kingdom
TVTC technical colleges provide the recognised vocational base. Manufacturer training from equipment brands gives you product specific commissioning and fault code knowledge, usually in two or three days and usually free to your employer. In-house upskilling on live plant is how most technicians actually reach chiller work.
Editor’s tip: Manufacturer training is the most undervalued asset in this trade. The certificate names a specific system you can then claim on your CV. Ask which brands your company holds service agreements with, and volunteer for the next session.
AC Technician Salary Guide 2026
Every figure in this section comes from live recruitment adverts, not from salary websites. That distinction matters more than anything else on this page, so we deal with it first.
Why salary websites are wrong about this trade
Aggregators such as SalaryExplorer, ERI and Payscale routinely overstate blue collar pay in Saudi Arabia by 50 to 150 percent. The reason is simple. They blend white collar salaries and full expatriate packages into the same average as a technician’s basic wage.
Workers then walk into interviews expecting SAR 7,000 for a job advertised at 2,600, and leave feeling cheated by an employer who was never offering anything unusual.

That SAR 4,800 ceiling is the highest advertised basic we have recorded for any manual trade on this site. A skilled electrician tops out near 3,200, a site carpenter near 2,800 and a painter near 2,700.
Who pays best, and where
Two technicians with identical skills can be 1,200 riyals apart purely because of who employs them.

The SAR 4,000 figure, and what it is not
You will hear that SAR 4,000 is a minimum wage. It is not. There is no statutory minimum wage for expatriate workers in Saudi Arabia. SAR 4,000 is the salary at which a Saudi national counts as one full employee for Nitaqat purposes. Below 4,000 a Saudi counts as half, and below 3,000 they do not count at all.
Sector minimums for Saudi nationals do exist in a few fields, such as SAR 8,000 in engineering and SAR 9,000 in dentistry. None of them touch a technician title.
Summer, the Midday Ban and Overtime
Summer defines this trade. It is when the money is made, when the hours are worst, and when the rules on outdoor work bite hardest.
The midday outdoor ban
Work under direct sunlight is banned between 12:00 and 15:00 from 15 June to 15 September, across every private sector establishment in the Kingdom. The penalty is SAR 3,000 for each worker found in violation, multiplied by the number of workers involved. Compliance ran at 94 percent in 2025. Breaches are reported on 19911.
For AC work the ban splits the trade in two. Rooftop and outdoor unit work stops. Indoor work does not.

In practice most FM technicians keep working indoors through the middle of the day, then return to the roof after three. Project technicians on outdoor sections move to the split shift for three months.
How overtime is actually calculated
Overtime is your hourly wage plus 50 percent of the basic hourly rate. Housing and transport allowances are excluded from that calculation unless your contract says otherwise, which is exactly why the basic figure matters so much.

That is why experienced technicians talk about summer earnings rather than salary. A 2,400 basic can behave like 3,300 for three or four months, then drop back in October.
Watch the basic, not the total. Some employers advertise an attractive gross figure made mostly of allowances and keep the basic low. A low basic cuts your overtime rate and your end of service award at the same time. Ask what the basic is before you ask what the total is.
Benefits, Allowances and Reading a Package
Advertised pay in this trade is almost always basic only. The difference between two similar offers usually sits in what surrounds that number, and it is worth SAR 1,000 to 1,500 a month.
The four questions to ask about every offer
- Is accommodation provided, or is there a housing allowance, and how much?
- Is food provided, or is there a food allowance?
- Is transport to site provided, or is there a transport allowance?
- What is the overtime rate, and is it calculated on basic or on gross?
An offer of 2,200 with accommodation, food and transport beats an offer of 3,000 with none of them.

One point on social insurance is often misunderstood. Expatriate workers are covered for occupational hazards only, at a 2 percent employer contribution. There is no pension and no unemployment cover for non-Saudis. Your end of service award is the closest thing to a retirement benefit in this system, which is why the next section matters.
Your Legal Rights Under Saudi Labour Law
One section, the essentials, no scare stories. These are the rules that decide your hours, your end of service money and your ability to change jobs.
Hours, rest and leave

Read the weekly rest line carefully. The statutory minimum is one day, and the law names Friday. A two day weekend is a contractual practice many employers offer, not a legal entitlement, and a great many articles get this wrong.
End of service, calculated correctly
This is the figure most often published upside down, so here it is plainly. The award is half a month’s wage for each of the first five years, and one full month’s wage for every year after that, calculated on your last wage including allowances.

If you resign rather than being terminated, a sliding scale applies. Under two years there is no award, two to five years gives one third, five to ten years gives two thirds, and after ten years you receive the full amount. If the employer ends the contract, the full award applies regardless of service length.
Who pays for your iqama
Article 40 places these costs on the employer, not on you: recruitment fees, iqama issuance and renewal, work permit issuance and renewal, fines caused by delay, profession change fees, exit and re-entry visa fees, the return ticket home at the end of the contract, and transfer of services fees.
Two further protections are worth memorising. Article 93 caps deductions at 50 percent of your wage. And withholding a worker’s passport is prohibited, carrying a SAR 3,000 penalty per worker under the current schedule.
Your contract and the language that governs it
Contracts for non-Saudi workers must be written and fixed term. Arabic is the governing language, and where a contract is bilingual the Arabic text prevails, regardless of any clause saying English shall govern. If you cannot read the Arabic, have someone you trust read it before you sign.
Contract documentation on Qiwa is mandatory and tightening, reaching 85 percent on 30 April 2026 and 90 percent on 30 June 2026, with indefinite contracts migrating from 6 August 2026. You can view your own contract in your Qiwa account and approve it, reject it or request a modification.
Changing employer
Transfer with your employer’s consent is available from day one. Transfer without consent is allowed in four situations.

Otherwise the baseline is twelve months with your employer, counted from first entry to the Kingdom. One detail causes more failed transfers than any other: the new employer’s establishment must also qualify. It needs to sit in the Green band or above, be at 80 percent or better on wage protection compliance over three months, and have all contracts documented in Qiwa. The Ministry states the transfer service itself is free.
If wages are not paid
Since October 2025 the wage clause in a documented Qiwa contract is directly enforceable through Najiz with an execution number, without filing a Labour Court case. The trigger is wages wholly unpaid for 30 days, or partly paid after 90 days, and the employer has five days to object.
The escalation path is simple. Raise it internally, then file a Friendly Settlement request, which is free, must be filed within twelve months and runs 21 working days. The helpline is 19911, with support in English, Hindi, Urdu, Malayalam and Bengali. If settlement fails the case moves to the Labour Court through Najiz.
Career Progression From Helper to Supervisor
This trade has one of the clearest ladders in the Kingdom. Each rung is defined by equipment rather than by years served, which is good news if you are willing to learn.
